Celina - AI Micro Campus
The Celina AI Micro Campus is a power-focused shell property in north-central Tennessee, positioned within the TVA service territory. The site offers a defined path to power-ready deployment with utility coordination already in motion, giving operators and infrastructure buyers a faster starting point than raw land.

Power Position
The site is positioned within the TVA service territory with a defined transformer path and active utility coordination. Service voltage assumptions and the future electrical expansion path are being developed as part of the power-readiness process, reducing one of the largest sources of deployment delay.
Property & Site
The parcel provides building pad area, outdoor equipment space, and access for heavy logistics. The existing 80' x 140' building footprint includes an 80' x 100' covered area totaling approximately 8,000 square feet and an 80' x 40' uncovered rear portion totaling approximately 3,200 square feet. Civil and site-readiness work is scoped to support a power-ready starting point that operators can complete with their own infrastructure design.
Deployment Path
EdgeLogic provides the property, shell, site readiness, and power-readiness path. Operators and buyers bring their own compute, cooling, networking, and final infrastructure. This division of responsibility lets teams move in parallel and compress time to deployment.
